1. DECLUTTER DECLUTTER DECLUTTER - You're moving anyway, so get a jump start. Pack away those extra toys, books, clothes, tools, shoes or boots, exercise equipment
2. CHECK THE PAINT JOB - touch up any chipped paint in hallways or rooms and repaint those rooms or ceilings that are showing any wear and tear. DE-WALLPAPER - you may not want to but a new buyer doesn't want to either.
3. CHECK OUT YOUR KITCHEN & BATHROOMS - Since these two rooms are the two most important selling rooms in your home. go ahead and 'glam them up'. New linens i.e. towels, shower curtain, possibly curtains or blinds + accessories too, that co-ordinate with your rooms - all things that you can take with you when you leave.
4. LIGHTING 'UNLIMITED' - make sure all your lamps, lights, sconces, fans are sparkling clean and have working light bulbs. Up the wattage in darker rooms, like rec room or basement. Check for cobwebs too.
5. THE FLOOR'S THE THING - dated or dirty broadloom is a sure buyer turnoff - spend the money to get the carpets clean, replace broken ceramic floor tiles, or replace broadloom that's had it's day. If you have hardwood underneath old carpet, take it up and reshine - everyone loves hardwood.

HOW TO ADD SOME DEOCRATOR FLAIR TO YOUR HOME
One of the easiet ways is to change the cushions on your chairs or couches in your living room. Find a cushion that combines your basic colour palette, with one or two new colours - step out of the box. Lime green or red are colours that go with many rooms, if paired with your basic colour, whether it's tan, black, blue. And they offer some instant pizzazz to your room. Then look for other accessories that mirror that colour, such as vases, candles, rugs, flowers etc. Add at least 3-4 other items to highlight your 'new' colour and voila - instant decorating!
Arrange your new accessories in interesting and creative ways - raid your china cabinet or cupboards to find intersting pieces that you can use in new ways. Perhaps that silver vase or wine decanter would hold an attractive fern frond. Perhaps bring in some sea shells or stacked books to add to your coffee table. It also means putting away many of your previously enjoyed items, recycle or perhaps use in other rooms. You might also consider having seasonal decorating accessories, that you change once or twice a year. It is an inexpensive way to change up your home without breaking the bank.
I use many items already in a home owner's living room when I stage a home For Sale but then add several new items too. Often simply rearranging items can give a tired room a new life, as well as decluttering unnecessary or outdated accessories, like that dried flower arrangement. Less is more!!
