Our spring market is still hot - strong demand is driving up prices, as buyers vie for the best deals, making it a seller's market. Many of our listings are getting higher prices than expected and in a shorter time frame. Lending conditions are easing and rates are still so affordably low. Income growth should go up by .6% this year and 1.6% in 2011, while home prices may increase by 5-6% this year in Durham, and moderate to 2% in 2011. Prices will level off in the fall but will not be contracting according to CMHC forecasts. Interest rates will increase in the fall but should not go beyond 2%, if that.
